为了进一步研究城市轨道交通对周边住房价格的影响,在介绍层次分析法(AHP)及熵权法等理论的基础上,根据现有的分析评价方法及其优缺点,提出层次分析与熵权法相结合,对轨道交通周边住房价格的影响因素进行整体评价,避免了由于单独运用层次分析法造成的大量主观因素的误判及熵权法带来的个别因素无法量化的情况。以大连地铁一号线作为实例,选取其周边住宅的实际开发楼盘作为数据样本,确定轨道交通周边住房价格影响因素的综合权重,对后期轨道交通周边住房价格的预判及城市规划中实际工程的建设具有重要的现实意义。%In order to further explore the effect of urban rail transit on the surrounding housing prices,,an analysis method which combines AHP and entropy weight is proposed to evaluate the influence of urban rail transit on the surrounding housing prices based on the analytic hierarchy process(AHP)and the entropy method. It avoids misjudgment caused by the separately analytic hierarchy process and unquantifiable situation by the entropy method. Taking subway line 1 of Dalian as an example and based on the actual property surrounding residential development,the weight of each influence factor is determined. It is significant to the prediction of the housing prices surrounding urban rail transit.
