基于GRA和三标度AHP的房地产估价市场比较法

             

摘要

The market comparison method is the most popular evaluation method in the field of real estate evaluation, but there are still many problems in actual operation due to the immaturity of the real estate market. Based on the research of influence factors of real estate price, this paper has established a scientific real estate price evaluation index system and determined the reasonable quantitative methods of all indexes so as to ensure the comprehensiveness and availability of evaluation. In view of the problems such as arbitrary selection of trading examples and the subjectivity for determining the index weights, this paper has introduced the GRA and three-scale AHP to improve the traditional method, so that the accuracy of the evaluation results is greatly improved. Finally an example was given to demonstrate the application process of the improved model so as to provide reference for the assessment of real estate.%市场比较法是目前房地产评估领域应用最为广泛的一种评估方法,但由于房地产市场发展不成熟,其在实际操作中还存在着诸多问题.本文在研究房地产价格影响因素的基础上,建立了较为系统的房地产价格评估指标体系,并确定出各指标合理的量化方式,确保评估的全面性及有效性.针对传统市场比较法中交易实例选取的随意性以及指标权重确定的主观性等问题,通过引入灰色关联分析(GRA)和三标度层次分析法(AHP)对传统市场比较法进行改进,大大提高了评估结果的准确性.最后通过实例演示了改进模型的应用过程,以期为市场比较法更好的服务于房地产评估业提供借鉴.
