芜湖市房地产业发展与城市化互动关系研究

摘要

Between real estate development and urbanization there is a close interaction. This paper uses factor analysis to measure the level of real estate development and urbanization and establish the coordinated development degree model which makes empirical evaluation on The Interaction between real estate development and urbanization of Wuhu City from 1997 to 2007. The results show that from 1997 to 2007, Wuhu City positive interaction effects real estate development and of urbanization, stronger than negative ones. However, in some individual years, impacted by macro-control policies on the real estate, the interaction gets reduced.%房地产业发展与城市化之间存在着密切的互动关系。本文运用因子分析法测度房地产业发展水平和城市化水平，建立协调发展度模型，对芜湖市1997-2007年房地产业发展与城市化的互动关系进行实证测评，研究结果表明：芜湖市1997-2007年房地产业发展与城市化积极互动效应强、消极互动效应弱，但个别年份受房地产业宏观调控政策影响，两者互动关系稍有减弱。
