This paper analyses the factors impacting the location of thehousing estate under the two different systems as the planned one and the market one by comparing the wes tern theory and Chinese practice. It also discusses the Chinese housing location characteristics and makes a study on the resident's choice and the government action by referring the cases in the west.%从明确住宅区位的含义入手,在阐述住宅与区位的内在联系的基础上,对计划机制和市场机制这两个不同的住宅经济运行机制下影响住宅区位的因素分别进行分析。通过西方理论与中国实际的比较,说明以“过滤论”与“互换论”为主要代表的西方住宅区位理论不适于中国国情,从而提出在我国现行的住宅经济运行机制下,研究城市住宅区位格局的形成应将居民选择与政府行为结合起来考虑,从房地产开发商的角度切入,以“△L=△R-△C”为模型,探讨中国住宅区位格局形成的原因。
