集体建设用地流转驱动力区域差异分析

     

摘要

By using principal component analysis,the collective construction land circulation driving factors were analyzed in developed regions and moderately developed regions of China between 2003 and 2013,different driving factors of the collective construction land circulation are found out among the developed regions and moderately developed regions:1) Social and economic development is the main driving force of collective construction land circulation in developed areas,and urbanization is the main driving force for the collective construction land transfer in the middle developed areas;2) Compared with the developed areas,investment in fixed assets,real estate investment in the construction of medium-developed areas is a stronger collective land circulation driving force;3) The rural per capita net income is a stronger collective construction land circulation driving force in developed regions,while in the moderately developed regions is weak.On this basis,the paper discussed related policy implications to promote collective construction land circulation in developed and middle developed areas.%运用主成分分析法,对发达地区和中等发达地区2003-2013年的集体建设用地流转驱动因素进行分析,研究集体建设用地流转的驱动力区域差异特征.结果表明:社会经济发展是发达地区集体建设用地流转的主要驱动力,而城镇化则是中等发达地区集体建设用地流转的主要驱动力;相较于发达地区,固定资产投资、房地产投资对中等发达地区集体建设用地流转的驱动力更强;农民人均纯收入对发达地区集体建设用地流转的驱动力较强,而对中等发达地区则较弱.在此基础上,探讨了促进发达和中等发达地区集体建设用地流转的相关政策启示.
