城市居住组团停车率约束下的容积率临界值估算方法探讨

摘要

针对国内目前居住用地内高密度开发与停车位配置不足的矛盾，本研究以居住用地的最小单元——居住组团为例，通过数学建模的方式，探讨了在一定的理想和假设状态条件下，城市居住组团停车率与地块容积率约束模型的构建及其临界值的计算问题。研究发现，计算得出的容积率上限值基本上能够满足目前城市居住组团高密度开发的需要，因此需要通过对地下车库的布置方式、有效停车面积等方面的综合改进来增加停车位数量，从而提高居住组团地块容积率的上限，保障居住环境内城市居民的停车需求。%Aiming at the contradiction between high density development and shortage of parking space alocation in urban residential area,the article taking urban housing cluster as an example, discussing the exploration on the critical FAR estimate approach under the limitation of parking rate through the mathematical modeling approach which in hypothesis condition. The study found that the maximum FAR can basicaly meet the needs of high density development in urban housing cluster,so in order to protect the living environment in the city residents,it needs to increase limit of the FAR by increasing the number of parking spaces through improving arrangement of the underground garage and the effective parking area and so on.
