The Connotation Definition and Reason Analysis of Irrational Rising in China’s Commodity Housing Price

摘要

Aiming at the fast rise of commodity housing price in recent years in China, this article chooses ratio of commodity housing price rise to the growth rate of annual per capita disposable income of urban households, housing price-rent ratio and the commodity housing reserve price to conduct an theoretical analysis and data examination to define the theory connotation of the irrational rising of commodity housing price in China currently. Through using the Carey model to make economic analysis in this article, we obtain the leading reasons resulting in the irrational rising of commodity housing price which are population, financial resources and housing development cost etc and propose policy suggestions to bring down the fast growth of housing price simultaneously.
