Empirical Research on the Influence of the Urban Agglomeration to the Housing Price

From 21st, China is experiencing the prosperous development of real estate and rapid growth of its cities. This paper takes an initiate viewing angel using empirical techniques to find out the influence that the housing price might get from the urban agglomeration. Firstly, this paper reviews the definition of agglomeration and illustrates the present ten agglomerations in China. Secondly, on the basis of summarizing and replenishing the latest researches, a basic theory of the urban agglomeration's effects to the housing price is formulated. Thirdly, taking 10 urban agglomerations of China and 10 central cities and 10 subcentral cities from them as samples, this paper establishes index system to indicate city' integrating level in five aspects and builds equations to test and verify the theory. Finally, accumulation effect and radiation effect from the agglomeration to the housing price is proved, and suggestions to the Chinese government are given for the healthy development of the real estate of agglomerations.
