PROBLEM TO BE SOLVED: To provide a used apartment house appraisal system capable of properly reflecting a deterioration degree of equipment, furniture and the like depending on a usage condition of a current resident, an expected service life, a remodeled/maintenance condition on an appraisal of a used apartment house.;SOLUTION: By this used apartment house appraisal system, a dealer 2 of the used apartment house appraises a sales value of the used apartment house. This used apartment house appraisal system is equipped with a computer 21, which has an input means and an output means, of the dealer 21. The input means inputs a primary appraisal, which is found by using a trade contracted property in the past having a condition similar to that of the apartment house as a comparison target property and multiplying an agreed sales value unit price per unit area of the comparison target property by a ratio found by comparison of a plurality specific items between the apartment house and the comparison target property and an occupation area of the apartment house, as an initial evaluation value for the apartment house. The output means outputs a value found by subtracting a maintenance cost, which is calculated as a cost necessary for repair of an occupation part in the apartment house based on an inspection result by an inspection organization, from the initial evaluation value as a final appraisal value for the house when a seller does not carry out repair before sale.;COPYRIGHT: (C)2005,JPO&NCIPI
