Brownfield recycling investment risks (and chances) - market prospects

The political and economical structural change in almost all Western European countries has altered the situation in the cities: large abandoned industrial sites and areas with changed land use in valuable city zones characterize the city appearance.A large quantity of those sites are presumed to be contaminated sites. The redevelopment of these areas offers a great chance to communities as well as private investors. Communities frequently lack financial resources and private investors only invest,if with a redevelopment a pecuniary use can be obtained. Therefore, new concepts such as public and private partnerships are required which face both public and private interests. A close cooperation of public and private actors should have the consequence, that the added value of the redeveloped sites guarantees the financing of the clean-up costs. In the following contribution different approaches regarding this are represented.
