摘要

Real estate industry is a pillar industry of national economy, its sound development is one of the most important factors to keep the macro-economy operating normally. It seems to be obvious that this industry will develop fast in the next few years from several signs. Real estate financing issue has always been playing a key role in the development of the property industry. As the total amount of real estate loans keep increasing, it will not easy for commercial banks - there are more pressures and financial risks. As an alternative source of financing for the property industry, real estate mortgage loan security receives widespread attention from all sides. This paper introduces concept and operational process of the real estate securitization, followed by analysis of what benefits would the real estate securitization bring about to all parties and the limits exiting. Last, offering relevant policy recommendation according to the reality of China.
