The present invention relates to a heat pump device capable of selecting multiple heat sources and loads, and a method for operating the same, and more particularly, to improve heating and cooling efficiency of a heat pump device through heat source and load selection over a long period of time when no load is generated or generated. It relates to a heat pump device capable of selecting multiple heat sources and loads for the purpose and an operating method thereof. The configuration of the present invention includes a load heat exchange unit for supplying heat to a heating/cooling load; an air heat source heat exchange unit that is indirectly connected to the load heat exchange unit and includes a heat pump and through which the heat pump refrigerant passes; an underground heat exchange unit which is inserted into the underground and provided to exchange heat between the underground and the heat exchange refrigerant; a geothermal heat exchange unit provided between the air heat source heat exchange unit and the underground heat exchange unit, and provided to exchange heat between the heat pump refrigerant and the heat exchange refrigerant; a first refrigerant pipe connected to the load heat exchange unit and provided to supply a refrigerant to the air heat source heat exchange unit; and a second refrigerant pipe connected to the geothermal source heat exchange unit to supply a refrigerant to the load heat exchange unit.
