PURPOSE:To improve the capacity of air-conditioning as well as heating and supplying of hot-water mainly in summer and increase the utilizing value of the heat pump utilizing the underground water heat-souce remarkably by a method wherein a suction pipe and a discharging pipe for a heat-source side heat exchanger are provided in a sucking and a returning well through a switching valve and the switching valve is switched over as necessity calls. CONSTITUTION:In case hot-water is to be supplied in summer, relatively warm water is introduced from the returning well 15 into the heat-source side heat exchanger by a water feeding pump 13 by switching the switching valve 24 and thereby increasing a heat capacity absorbed by a load-side heat exchanger and improving the heating capacity thereof. Water, absorbed the heat thereof and having a low temperature, is returned to the sucking well 11 upon heating and the water temperature of the sucking well 11 is lowered gradually in depending on the water capacity of the sucking well 11, however, cold water is pumped from the sucking well 11 upon the air-conditioning operation of next time by switching the switching valve 24, therefore, it enables to absorb a great deal of heat capacity from the heat-source side heat exchanger and thereby increasing the air-conditioning capacity thereof.
