The invention relates to a commercial building with a sales area and a parking area based on a novel concept of sales, according to which the customer does not come into direct contact with goods at the time of sale. The building has a storeroom to which customers have no access, a salesroom open to the customers, a large number of parking spaces, a barrier to prevent people from entering or leaving the parking area, and an automatic system for opening the barrier which can be operated by those wishing to leave only by the return of a command unit which is validated in a machine designed for that purpose. In addition, the following features are also proposed: the salesroom is a presentation room only; at least one parking space and preferably all the parking spaces have inside the sales area a deposition area for purchased goods which is not accessible to customers; the automatic system for opening the barrier provides the customer with a command unit which is unique to a particular deposition area or the associated parking space and can be operated by giving back such a command unit; a hatch with a closure flap is provided between each parking space and its associated goods deposition area; near each parking space associated with a goods deposition area there is an automatic system for operating the closure flap, which can be operated only with the aid of the command unit validated in the automatic validation system and unique to the goods deposition area or associated parking space.
