PROBLEM TO BE SOLVED: To provide a real estate database, a real estate evaluation device a recording medium in which a real estate evaluation program is stored by which the estate value of object real estate is accurately evaluated at a low cost in a short time.;SOLUTION: This real estate database is prepared under the supervision of a real estate appraiser, use kinds are of the same quality, the difference of local factors is less and it is provided with map data sectioned into areas comparable by individual factors from an assumed lot and the price data of the assumed lot and the individual factor data linked with the sectioned respective areas. By using the real estate database, the area including the object real estate is specified to the graphically displayed map data, and on the basis of the price data of the assumed lot of the specified area, the individual factor data of the assumed lot and the individual factor data of the object real estate are compared and analyzed and the estate value of the object real estate is evaluated.;COPYRIGHT: (C)2001,JPO
