PROBLEM TO BE SOLVED: To most suitably adjust a balance weight according to the weight of an elevator handling an unspecified number of occupants by providing a mechanism capable of adjusting a set variable weight or a conformably variable weight on a steady balance weight in the raising or lowering of a heavy load within a steady load range or more.;SOLUTION: In a one for raising and falling an elevating passenger car 1 and a balance weight 4 by a wire rope 2 laid on a power machine 3, an adjusting balance water tank 7 is attached to the balance weight 4, so that water is supplied from an upper water tank 5 to the water tank 7 through a conduit 6. According to this, an adjustable balance weight device is constituted. In the application to an elevator for both passenger and load, the magnitude and direction of the torque added to the wire rope according to the number of passengers and the weight of the load in the elevator are detected, and the quantity of water in the water tank 7 is adjusted to lay the elevator in the balanced or over-balanced state.
