PROBLEM TO BE SOLVED: To provide a land value fluctuation rate calculation system and method for easily making a comparison with other station areas since there is a reference, improving reliability, easily performing calculation, recognizing a land value fluctuation rate for each optional time period and effectively using it in a real estate transaction and economical prediction, to provide a storage medium. ;SOLUTION: The station name of the station area of a land to obtain the land value fluctuation rate, a railroad line name and data input year, month and date are inputted. On the basis of the data, the record of detached house data is extracted. A sale article price calculation part 8b calculates a building price for the extracted record. Then, a walking minute and land price average calculation part 8c calculates average walking minutes and an average land price and calculates the price of the land in 10 minute walking distance to be the reference by a walking score table.
