METHOD FOR COMPUTER-ASSISTED VALUATION FOR THE PURPOSES OF TAXATION AND COLLECTION OF OTHER COMPULSORY PAYMENTS ACCORDING TO LEGISLATION

A method for computer-assisted valuation for the purposes of taxation and collection of other compulsory payments according to legislation, wherein a customer submits initial data on valuation object to appraiser by means of hardware through such communication systems as electronic mail or telephone system, or mail, or on-line system. The appraiser enters obtained initial data into automated system of data processing, identify valuation object and related rights, analyses probable constraints in the evaluation process, performs valuation of property using the technical approach most appropriate to evaluation purpose. When using comparative approach the selection of comparison object is performed by means of special software tools, when using other approaches the system processes information and forms evaluation report. When performing evaluation using several technical approaches the evaluation results are matched, and cost of valuation object is determined by means of special software tool and report on property appraisal is made, including conclusion on cost of property and information for entering in common database of evaluation reports for the purposes taxation and collection of other compulsory payments according to the legislation.
