PROBLEM TO BE SOLVED: To provide a roadside-land price calculation device and a roadside-land price calculation program, which are capable of adjusting the roadside-land price of a major route and appropriately calculating the roadside-land price of a route other than the major route.;SOLUTION: A virtual evaluation position determination part 10a of a major roadside-land price determination part 10 determines a virtual evaluation position as an evaluation position of an ideal roadside-land price for a major route within a status-similarity zone. A price-forming factor obtainment part 10b obtains price-forming factors for a standard building-lot and the virtual evaluation position. A major roadside-land price correction part 10c calculates a corrected major roadside-land price by correcting a major roadside-land price on the basis of a difference between the price-forming factor for the virtual evaluation position and a price-forming factor for a position within a major route section facing the standard building-lot, where the major roadside-land price is a result of evaluation by a real-estate appraiser. A roadside-land price calculation part 12 calculates a roadside-land price for a route other than the major route on the basis of the corrected major roadside-land price and a difference between the price-forming factor for a route other than the major route and the price-forming factor for the virtual evaluation position.;COPYRIGHT: (C)2014,JPO&INPIT
