PROBLEM TO BE SOLVED: To provide a land rent calculation system which calculates a rational rent for both a landlord and a tenant when renting a land to construct a commercial facility thereon.;SOLUTION: A land rent calculation system 10 inputs following data from input means 12: input data including an area of a land, an assessed value of fixed assets tax and a basis yield; topographic data to evaluate a quality of the land; and evaluation data including constraint data on a regulatory constraint on a building activity on the land. Then, the land rent calculation system 10: decides a comprehensive evaluation coefficient by referring to an evaluation criterion stored in evaluation criterion database 14; and calculates a balance of annual rent, a substantive spendable income for a landlord, obtained for a product of the comprehensive evaluation coefficient, the assessed value of fixed assets tax and the basis yield.;COPYRIGHT: (C)2012,JPO&INPIT
