PROBLEM TO BE SOLVED: To provide a private power generation power operation apparatus for apartment houses that minimizes the total amount of electricity bill by simple setting, and can more simply and clearly distribute the benefit of power selling, or the like, and to provide a private power generation power operation system using the private power generation power operation apparatus for apartment houses.;SOLUTION: The private power generation power operation apparatus 6 for apartment houses includes a watt-hour meter value read means 15 of reading a watt-hour meter value of each living room, an amount-of-consumed-power calculation means 16 of calculating an amount of consumed power based on the watt-hour meter value, a means 17 of determining a room having the maximum amount of consumed power for comparing the amount of consumed power to determine a living room having the maximum amount of consumed power, and a generated power feeding living room selection means 18 of feeding generated power to the determined living room. The system using the apparatus 6 feeds all of the generated power from a private power plant 5 to the living room having the maximum amount of consumed power, and reliably reduces the maximum amount of consumed power to reduce the total amount of electricity bill.
