The present invention relates to a method to support investment priority decision in building maintenance work such as renewal, repair, or extension, etc., capable of setting a damage level based on actual utilization of a building asset and evaluate business risk based on the damage level while applying an asset management technique to priority decision. According to the present invention, since building asset management is performed based on the actual utilization, the accuracy of evaluating risk in asset managing is drastically enhanced. Investment priority decision with respect to the building asset is supported based on the evaluated risk, so finances are prevented from being inputted to an unnecessary position, and available resources and finances are efficiently distributed and utilized. According to the present invention, the method comprises: a beacon transmitting step; an initial connection step; a signal detection step; an information generating step; a storage step; a decision checking step; an approval transmitting step; an information recording step; a damage level setting step; a breakage probability setting step; and a risk evaluation step.
