The present invention encompasses a population of mesenchymal stromal cells with anti-inflammatory, anti-apoptotic, immunomodulatory and anti-tumorigenic properties. The invention includes the administration of TSG-6, STC-1, or a combination thereof in the eye as a therapeutic agent for an eye disease, disease or condition in a mammal.
