摘要

PROBLEM TO BE SOLVED: To improve various problems of a residents' association, and to obtain proper equipment and an expense, and proper management and an expense.;SOLUTION: Equipment, cleaning and management are analyzed by cost-effectiveness, and a result of the analysis is listed. Also, a magnitude of a risk and an effect of an apparatus are investigated and listed. A failure list is created, failures are written in a list, and the repair of the failures is ordered on the basis of the list. An erroneous order is eliminated, and the missing of the repair can be found at a glance. A failure transition graph can be easily created, and a failure history and an exchange time of the equipment can be obtained. Many of problems are common in a residents' association, and the problems and its investigation result, a solution and a procedure can be listed.
