Embodiments of the present invention relate to a real estate market price estimating system and an estimating method using the same. The present invention includes: an actual transaction real estate information acquiring unit which acquires actual transaction price and real estate attribute information of an actual transaction real estate positioned within a predetermined area based on an evaluation target real estate; a learning model generating unit which generates a transaction price estimation learning model by using the acquired actual transaction price and real estate attribute information of the actual transaction real estate; a market price estimating unit which estimates the market price of the evaluation target real estate by applying the real estate attribute information of the evaluation target real estate to the transaction price estimation learning model; a candidate real estate analyzing unit which calculates the similarity level of the transaction case candidate real estate and the real estate attribute information of the evaluation target real estate and calculates a similarity score between the transaction case candidate real estate and the evaluation target real estate by applying a real estate attribute weight value to the similarity level; and a transaction case determining unit which determines at least one of transaction case candidate real estates having the similarity score within a predetermined range as a transaction case real estate. According to an embodiment of the present invention, the system is provided to estimate the market price of a real estate by using a transaction case real estate objectively determined by a similarity score.
