To realize real estate evaluation to which traveling performance of a vehicle is reflected.SOLUTION: A real estate evaluation device 10 accepts the selection of real estate in which position information is matched; refers to a first storage unit which stores traveling performance for each unit section for each prescribed time unit for each vehicle, and a second storage unit which stores the degree of deterioration of a road for each unit section for each prescribed time unit; extracts the road of a prescribed range from the real estate; calculates an indicator value according to the degree of deterioration of the extracted road, and the number of traveling vehicles on the road; and outputs the real estate associated with the indicator value.SELECTED DRAWING: Figure 1
