Current Housing Reports: Market Absorption of Apartments: First Quarter 1996-211 Absorptions (Completions in Fourth Quarter 1995)

An estimated total of 58,900 apartments were completed in buildings with five211u001eunits or more in the fourth quarter of 1995. This estimates is significantly 211u001elower (+ or = 6,240) than the 65,300 apartments completed in the third quarter of 211u001e1995, but it is higher (+ or = 15,990) than the 47,800 apartments completed in 211u001ethe same quarter last year (table 11). Approximately 45,900 units, that is, 78 211u001epercent of all completions, were privately financed, nonsubsidized, unfurnished, 211u001erental apartments. This 45,900 estimate is about the same as the 48,200 211u001eunfurnished units completed last quarter and higher (+ or = 16,790)than the 211u001e35,500 completions in the fourth quarter of 1994. An estimated 77 percent of the 211u001enewly completed, unfurnished apartments were absorbed (seasonally adjusted) 3 211u001emonth after completion (table 1). The non-seasonally adjusted 3-month absorption 211u001erate for the 45,900 apartments completed in the fourth quarter was 74 percent, 211u001enot significantly different from the revised 76-percent rate last quarter and 211u001eabout the same as the 3-month rate for completions in the same quarter last year. 211u001eAll statistics from the Survey of Market Absorption (SOMA) are limited to 211u001eapartments in newly constructed buildings with five units or more. Absorption 211u001erates are based on the first time an apartment offered for rent is rented after 211u001ecompletion, or the first time a cooperative or condominium apartment is sold 211u001eafter completion.
