Metal Roof Failures Often the Result of Choosing the Wrong Type of System

During the 20 years Encon Consultants has been solving post-construction problems with metal buildings, we have run into the same problem again and again when looking at roof failures. Essentially, the product selected did not meet the performance requirements of the building.A perfect example occurred on a medium-sized warehouse in Stead, NV. The width of the roof, the extreme temperature range, and its attachment at the rigid eave subjected the roof to more movement from expansion and contraction that the siding roof clip was designed to handle. Because the roof was through-bolted to the rigid support at the eave, when the roof expanded and the clip bottomed out, expansion forced the clip tab against the clip base with such force that the clip failed (Photo 1) and the panel buckled at its eave attachment (Photo 2). As a result, the panel failed structurally, the seam opened and the roof leaked (Photo 3).
