'Too hot' and 'Too much glare' are complaints associated with windows that have consistently been at the top of tenant concerns over the years in satisfaction surveys. Incorporating reflective properties into windows to address heat and glare first showed up in commercial properties, in 1966, as a film patented by the 3M Company. Coating glass with a reflective coating only came about in 1976, 10 years after the initial introduction of window film. Before this, buildings were still being clad with tinted glass which did not effectively reduce the heat load. In the past 37 years, films have progressed to the point where they offer predictable long-term solutions to a number of building problems related to windows. These include solar heat gain reduction, glare reduction, heat loss reduction in winter; fading and uniform building appearance. Many glass companies and their clients, who have not used window films, have had concerns about these solutions that are simply not supported by the facts.
