我が国では1990年代の都市開発諸制度、建築基準法の改正•緩和や、バブル崩壊後の地価の下落に伴って、東京都心を中心に超高層集合住宅の開発が急増した。近年その立地が多様化しつつあり、都心以外でも通勤利便性の高い駅至近の住宅需要高騰を背景に、大都市圏郊外で超高層集合住宅が増加している(Photo1)。%This paper aims to investigate the location of super-high-rise residential buildings in the Tokyo Metropolis and analyzes the features of the development in suburbs. In the research, it is confirmed that there are 789 super-high-rise residential buildings in Tokyo Metropolis and 220 of them are located in suburbs. Most of them are built around stations along with radial railroad lines and within 700 meters from station in urbanized area. Especially the Residential buildings by integrated lots development are located within 370 meters from stations and commercial areas where the legal floor area ratio is over 400%.
