Almost every suburb has its version of the Barney Building-a nondescript, mid-20th-century office building that, while still functional, has been neglected for decades, and now resides at the very bottom of the Class C office inventory pool. Inevitably, the majority of these structures will meet the wrecking ball. But every once in a while, an opportunistic Building Team is able to breathe new life into these dilapidated properties. That was the case for this 1968 suburban Kansas City office building, which has been repositioned as a modern, Class A property, complete with flex spaces for hosting events, a dedicated entry, a new parking garage, and green features like the use of rapidly renewable materials (e.g., bamboo and cyprus). The installation of micro-turbine gas generators allows the building to be taken off the grid, as needed. The project earned LEED Gold for Core and Shell earlier this year.
