高校教职工住宅小区社会化物业管理存在的问题及对策

         

摘要

With the completion of the reform of housing system,the property management of residence communities of the teaching staff becomes a problem worthy of attention.According to the analysis on the property management of residence communities of the teaching staff of a university in the southwestern of China,it is known that,at present,the management of the residential quarters of teaching staff in colleges and universities is lagging behind,the residential infrastructure is not perfect,the residential tenants are complex,the school with original property rights can't be able to get rid of the burden of property management.In order to standardize the management of residential areas,it is needed to improve staff's understanding of socialized management,improve the basic facilities of the district,improve the system of community autonomy organization,innovate the management mechanism of the state-owned assets of the residence community and establish a social management mode with characteristics of university teaching of the workers" residence community.%随着高等学校教职工住房制度改革的完成,高校教职工住宅小区的物业管理成为一个值得关注的问题.结合对西南某省高校教职工住宅小区的物业管理分析可知,目前高校教职工住宅小区的管理存在着教职工观念滞后,小区基础设施不完善,小区住户成分复杂,原产权学校依然未能摆脱学校管理教职工小区物业的负担,要规范教职工住宅小区的管理,需教职工提高对社会化物业管理的认识,完善小区的基础设施,健全小区自治组织体系,创新小区国有资产管理机制,建立起具有高校教职工住宅小区特色的社会化物业管理模式.
