紧凑城市背景下我国城市居住用地“中层中密度”开发模式探索

         

摘要

City in the process of our urbanization should provide adequate housing, and satisfy intensive urban development under the background of compact city. Now residential areas in our country have the problem "high plot ratio". New code for classiifcation of urban land use and planning standards of land for construction reduces the plot ratio of residential land, which make possible the development mode of "high level and low density" and "low level and high density", but the two development modes can't meet the requirements of intensive development. From concept of European austerity urban development, this paper put forward the development mode of "middle level and middle density".Through research and analysis, the development mode of "the middle density" is an intensive development mode, which can satisfy the demand for housing under the premise and realize the goal of intensive development.%我国城镇化进程中城市既要提供足够的住房,又要满足紧凑城市背景下集约发展。我国居住区目前“高容积”的开发模式存在着种种不足。新的《城乡用地分类与规划建设用地标准》中居住用地指标的增大和我国保障性住房的建设造成居住用地的容积率降低,使得“高层低密度”和“低层高密度”的开发模式能够实现,而这两种开发模式不能满足集约发展的要求。借鉴欧洲紧凑城市的发展理念,本文提出了“中层中密度”的开发模式,通过研究分析,“中层中密度”是一种集约的开发模式,能够在满足住房需求的前提下实现集约发展的目标。
