农村新型集中社区建设是统筹城乡发展的一个重要抓手,其建设深受地方化社会经济制度影响,且"人"、"地"、"钱"一直是新型集中社区建设的核心问题.本文基于乡野调查,从"集居空间尺度"、"土地流转方式"、"资金筹措方式"三个层面对苏南、苏北两地集中社区建设运作机制进行比较分析,并总结出能帮助集中社区有效建设运营的策略.得出,苏南新型集中社区建设在集居尺度上有村内集居、跨村集居和城镇集居三种空间尺度;在土地流转和资金筹措上呈多样化形式,而苏北在这三方面均略显单一.%The new centralized community construction in rural areas is a key to balance urban and rural development, on which the local social and economic system has a profound impact. Moreover, the"population", "land" and "money" are core issues of constructing new centralized communities. The paper is based on rural investigation, analyzes the difference of operating mechanism of new centralized communities construction from the three levels of "concentrated space scale", "land circulation way", and"financing way" between southern Jiangsu and northern Jiangsu which have a great imparity on economic development. At the same time some strategies which can help constricting centralized communities are proposed. In conclusion, the centralized space scale of new centralized community construction has three space scales, including concentration inside the village, concentration cross the villages, and concentration to the town in southern Jiangsu. Furthermore, the land circulation way and financing way are diversified in it. However, the aspects of above were slightly simple in northern Jiangsu.
