BIM在房地产成本法实时估价中的应用

             

摘要

In traditional property appraisal,the evaluation process is workload intensive and tends to be affected by the appraisers' subjective judgement. To overcome these shortcomings,the BIM technology was introduced in the property appraisal. BIM can be used to provide the building quantity information automatically and precisely,and the information about depreciation of building members was also added into BIM. A comprehensive appraise procedures was proposed based on cost analysis of property. By adding sufficient information into BIM model and combining the price of construction market,real-time appraisal of property can be achieved automatically. At last,an office building in Shenzhen is used to verify the effectiveness of the proposed method.%在传统的房地产成本法估价中,存在着工作量大、效率低、受估价师主观影响大等问题.有鉴于此,将BIM技术应用到成本法估价中,在房地产成本构成分析和房地产估价的基础上,构建了实时估价操作流程,通过向BIM模型中注入大量的非几何信息,对建筑物的工程量进行快速精确的统计分析,同时对建筑物使用期间各构件的折旧信息进行高效管理,并结合估价时点对应的建筑市场工料机价格信息,实现了智能化与实时化的房地产成本法评估,并以深圳市某办公楼为例论证了此方法的合理性和有效性.
