商业地产在我国崛起速度快、开发环境复杂、投资风险大.科学合理的投资风险评价对于商业地产开发具有重要意义.本文根据商业地产开发的特点,结合相关文献对投资风险进行梳理,构建了商业地产投资风险评价指标体系.利用三标度AHP法对商业地产的指标进行赋权,在综合考虑投资风险模糊不确定性和决策群体中人类思维模糊性的基础上,采用CUOWA 区间群决策方法建立商业地产投资风险评价模型.最终,实证研究表明,本文所构建的模型具有较高的可行性和可操作性.%Commercial real estate in our country is rising fast with complex development environment and the high investment risk. The scientific and reasonable investment risk evaluation method is of great significance to the development of commercial real estate. In this paper, according to the characteristics of commercial real estate development and combining the relevant literature, the investment risk is sorted out, and the commercial real estate investment risk evaluation index system is established. The utilization index of commercial real estate is empowered with three-scale AHP method. On the basis of the fuzzy uncertainty of investment risk and the fuzziness of human thinking in decision making, CUOWA interval group decision making method is used to establish the risk evaluation model of commercial real estate investment. Finally, the empirical study shows that the model is feasible and practical.
