The paper gives a brief review about the land gradient theories and empirical case studies at home and abroad.Based on the hedonic land price models,the residential land price gradients in Economic Circle around the Capital of China (ECCC)is estimated using the auctioned price of residential land from 2009 to 2013.The re-sults show the residential land price gradients from the ECCC to the center of Beijing are significantly negative,pres-enting the characteristic of residential land prices decrease as the distances to the center of Beijing increase,but the land price gradient of different regrons have an obvious contrast;the distance to the center of Beijing and transpor-tation capacity are two important factors affecting the residential land price gradients,both of which have a signifi-cant show-down effect.%本文系统梳理和回顾了地价梯度相关理论以及国内外实证研究案例,利用2009-2013年土地出让数据,采用特征价格模型研究了环首都经济圈住宅用地价格梯度空间分布互异性及其影响因素。研究表明:环首都经济圈各区域到北京市中心的住宅用地价格梯度均为负,呈现出住宅用地价格随着到北京城市中心距离的增加而衰减的特征,但各区域地价梯度存在着明显的互异性;到北京市中心的距离和通行能力是影响住宅用地价格梯度差异性的重要因素,两者对住宅用地价格梯度存在显著的减缓作用。
