Based on this case study, the LEED for Commercial Interiors Rating System is a very workable framework to drive sustainable practices into the tenant interior-fit-out sector. The key is to build in the goals for sustainability and identify specific solutions following the LEED framework early in the process in order to minimize the impact on schedule and cost. The LEED certification process itself also needs to be integrated into the project from its onset - something that the timing of this particular pilot project did not allow. Without this integration, the cost and time involvement of pursuing LEED certification was significant. Based on this experience, HOK believes the LEED process has proven itself to be the "green standard" for Interiors, as well as new and renovated buildings, and HOK remains committed to designing the best green projects that they possibly can using these rating systems as guides. In this pilot study, HOK set out to achieve the following: 1) To dispel the attitude that "being sustainable costs too much....so forget it!" 2) To develop a practical design with value-adds and an integrated design approach to interior architecture and engineering 3) To break the stereotype that "the look and feel" of a sustainable design project requires "crunchy granola" aesthetics, and instead achieves an up-to-date, clean, clear aesthetic which appeals to a larger group of tenants.
