An Empirical Analysis of the Factors Affecting Urban Land Price

摘要

Many complex factors can influence urban land price, so it brings different class way such as commonly factors, regional factors and individual factors; collective factors and specific factors; nature factors, economic factors, social factors and ecological factors. However, the classes can not be quantitative analysis easily. In order to convenient for quantitative analysis, we can select some factors that close relative with townsman to be the main influence factors of urban residential land. Empirical analysis shows that there are closely correlations among the influence factors. The change of one factor can influence the change of the others. Therefore, this paper puts the influence factors into nine kinds: utility, culture, landscape, environment, resource, location, time, market and investment. It will be convenient for analyzing of residential land price deeply and systemically.
