The central government of China recently put forward a series of regulation policies on the real estate market in face of the unanticipated price boom and the serious problems lurking in real estate loans of commercial banks with prominent risks. However, a certain correlation exists between the rocketing price of the real estate market and the loan scale and structure of commercial banks. This paper employs VAR model to do empirical analysis on the relationship between the housing prices and the variation of real estate loans. The results show that the over capacity of mortgages prompts real estate prices. Accordingly, relative maneuver strategies on the real estate risk are recommended.
