摘要

With the rapid development of Chinese real estate industry in recent years, its finance channel is facing bottleneck, and on the other hand domestic private capital lacks efficient investment ways. Chinese real estate industry needs REITs to solve the financial problem existing at present. Therefore, analysis the risks of REITs in USA, particularly in the sub-prime mortgage crisis, is very helpful to accelerate the emerging of Chinese REITs and solve the problem of lacking financing channels. Using VAR as an analysis method, this paper collected the daily income level data (September, 2007-Februray, 2008) of the American REITs. This paper gives out the performance analysis of total income level of the REITs and 13 investments during the risk, hoping to provide some help for the risk management of China’s future REITs.
