Multi-tenant commercial office buildings are host to unique relationships between ownership(s), management, and tenants. A typical owner-occupied corporate facility benefits from a streamlined process of conceptualizing, implementing, and continuously managing operational changes. Multi-tenant buildings, on the other hand, must proceed with operational improvements with careful consideration of the various parties involved. This phenomenon elicits difficulties in pursuing sustainability objectives, especially in whole building scenarios such as achieving LEED certification. The whole-building commitment, as defined by the US Green Building Council, to obtain LEED for Existing Buildings Operations and Maintenance (LEED EBOM) certification requires effort from all parties including stakeholders, property management, and tenants. This paper describes the motivation, challenges, and lessons learned via a LEED EBOM program designed for multi-tenant commercial office buildings.
