Acid-base properties of chalcogenides - analogs of ZnB~(VI) - were investigated in detail by modem techniques. The regularities of their composition-dependent changes were set, these regularities correlating with the dependencies "bulk physicochemical property - composition". The main reason for such correlations was found, facilitating the search for new materials of corresponding sensors. In this case, it was the sensors for basic gases impurities.
