Technology is driving rapid transformation in the way we integrate people, systems and business processes in the built environment. All the economic signs indicate that we are living in a period of massive global change in a corporate landscape with no borders. Peter Drucker, arguably the godfather of modern management simplifies the position; "We are in one of those great historical periods that occur every 200 to 300 years. A period of time when people do not understand the world anymore and the past is no longer sufficient to explain the future." We are entering an era when the Facilities Management (FM) organisation will need to have the tenacity, skill and energy (strategic agility) to both destroy their business systems and processes, and re-create them in new and imaginative ways. The FM challenge is to create great organisations that are exciting to be a part of and fluid in their business approach. Going beyond the traditional quality tools of ISO processes, Activity Based Costing, Six Sigma, Business Process Re-engineering and so on, this paper provides an insight into the application of the European Foundation for Quality Management (EFQM) Business Excellence Model (BEM) as the basis for next generation quality management to create great organisations. The paper looks at implementing the Model (BEM) as a means to (1) differentiate the FM organisation from competition, and, (2) propel FM organisations (and individual professionals) onto the Enterprise Board Game as a genuine player in organisational strategy and goal formulation. A summary business case is presented for the introduction of the Model supported by a short case study, which focuses on the practical issues facing the FM organisation in implementing the Model. In conclusion, the paper uses the organisational case study to examine performance benefits as a result of the Model's application.
