Risk management of moisture in exterior wall systems

This paper presents a conceptual approach to the potential risks associated with moisture management of exterior wall assemblies forming a basic framework for the comparison of various wall assemblies, with respect to type, assembly, and exposure. In developing this framework, it is crucial to understand the difference of a potential risk (albeit large or small) and the occurrence of failure. The investigation of existing wall assemblies may reveal deficiencies in materials, construction, and/or design; however, such deficiencies must always be evaluated for the relative impact of performance, to such a degree that there is a likely occurrence of a catastrophic event. In contrast, the prudent course in executing a new design should not be predicated solely on experience, yet empirical analysis still forms part of the design rationale. Based on the proposed conceptual approach, durable design and construction of exterior walls can be achieved.
