In recent years, the real estate prices in some areas rise excessively, and in order to promote the healthy, steady and orderly growth of China economy. However, the global financial crisis in 2008 leads to the reduction of investment and the high volatility of the real estate market. This essay illustrates the problems of the small and mediumsized real estate companies under the global financial crisis and Macro-control, which include the lack of land handicapping the developing of new projects and the difficulties of financing. Secondly, it analyzes the financial channels and innovations under the circumstance of rapid change of macroeconomic environment, such as limited equity financing, trust financing, listing, entrusted loans, overseas capital, private equity and enterprise alliance. Finally, it gives the suggestions for the small and medium-sized real estate companies on how to resolve the financial problems in the different projects under different developing stages.
