When a country or region was in the process of rapid urbanization, the Government would regulate the real estate industry. At present, the urbanization rate of Chongqing is far below that of the other three municipalities .in the next 10 years, to promote the construction of “the pilot site of rural and urban comprehensive reform”, Chongqing will greatly improve the speed of urbanization. Urbanization will bring about increased demand for real estate and rapid increases in prices. It is easy to cause the phenomenon of overheated real estate development and property speculation. In the course of rapid urbanization, in order to guide the healthy development of real estate industry, the Government should set up regulated real estate market and guarantee it operation smoothly, and then regulate the real estate industry through land system, housing security system, tax system, real estate finance system and so on. in a word, the healthy developing real estate plays a great role in improving urbanization.
