Building isolation for luxury condominium adjacent to New York City subway

The Touraine is a 15-story luxury condominium building featuring 22 exquisite residenceslocated in New York City’s historic Upper East Side neighborhood. Adjacent to thedevelopment site running underground is the Metropolitan Transportation AuthorityLexington Avenue 4, 5 and 6 subway lines where on a typical weekday more than 1,000subway trains travel in close proximity. The proposed development was to be very highend;consequently, there was concern regarding the potential for subway-generatedvibration levels to enter the building structure and become re-radiated as ground-bornenoise inside residences. A detailed vibration survey was performed on-site to documentexisting subway-generated vibration levels and calculations were performed to predictground-borne noise within the proposed development. Predicted vibration and groundbornenoise levels were determined to be undesirable for luxury residences; therefore,design measures were necessary to reduce the magnitude of anticipated vibration/groundbornenoise. A design solution was developed using Getzner’s Sylodyn® material for fullsurfacebuilding isolation (i.e., wrapping the building base slab and foundation walls). Thisrepresents the first building in New York City to utilize the Sylodyn® full-surface and is abreakthrough for full-building isolation in a city where subway lines run in proximity tonumerous development sites.
