A Framework for the Analysis of Seaport-based Logistics Parks

Seaport-based logistics parks seem to be an attractive new seaport function. In this paper the important characteristics of seaport-based logistics parks are presented. The paper as a whole can be considered a framework for the analysis of seaport-based logistics parks. First a typology of seaport-based logistics parks is presented in which seaport-based logistics parks located within the seaport area are distinguished from parks located at some distance of the seaport, but are actually related to seaports. It is stated that non-seaport-based logistics parks become more related to the maritime industry because of the increase of maritime trade in general. Second demand factors relevant for EDC's, the main activity based on seaport-based logistics parks, are presented together with market dynamics. These demand factors are matched with the different types of seaport-based logistics parks. Third, some structural trends in EDC-investment are presented. Fourth, two logistics segmentation techniques are presented to be able to match seaport-based logistics parks with logistics segments. The first segmentation technique relates to the type of goods transferred via the seaport in question, the second segmentation technique relates to underlying factors used in the design of a logistics structure for European distribution. Finally, a case study is presented. The two segmentation techniques are used to identify attractive segments to "Distripark Maasvlakte", a seaport-based logistics park in the port of Rotterdam.
