Research on the Profit Mode of Tourist Real Estate Investment Based on the Value Chain Theory: A Case Study of Shenzhen 'Overseas Chinese Town' in China

Tourist real estate is a new kind of multiplex real estate, consist of tourism and real estate two sun rising industry which both have had a rapid development in China now. Moreover, following with the coming of Leisure Era, tourist real estate will become a magnificent product which is changing the traditional life style and its quality. So more and more investors and researchers pay their attention to it. At the beginning of this paper, it reveals the value forming procedure and flow rule in tourist real estate investment under the guidance of value chain theory, and then construct the whole profit mode of tourist real estate. Three kinds profit mode being summarized in this paper are extending mode, expanding mode and integrated mode, which may instruct investor to make a correct investment decision in tourist real estate field. In case study section, it takes Chinese first-class tourist real estate brand of Shenzhen 'Overseas Chinese Town' for example, which has lots of successful experience and enlightenment, especially for the 'three demension' expanding tactics (concentric expanding tactic, vertical extended tactic and correlative spreading tactic) of tourist real estate value chain, also the foundation and management of tourist real estate profit mode. At last, it indicates that there are enormous risks hiding in the tourist real estate investment, although the successful integrated profit mode of Shenzhen 'Overseas Chinese Town' has many good references, investors still need to creat characteristic profit mode according to its actual conditions.
